General Help Centre
Common questions about our services, pricing, and how we keep your property compliant.
1General Information & Scope
What types of properties do you service?
We service a wide range of residential rental properties across Victoria. This includes standalone houses, townhouses, units, and apartment complexes of all sizes. We also service rooming houses, multi-dwelling properties, granny flats, and other residential settings that fall under rental legislation. Our team is equipped to handle routine compliance checks, safety inspections, and maintenance requirements for any type of residential rental property, ensuring they meet current standards and legal obligations.
What kind of reports do you provide?
We provide three separate and comprehensive compliance reports for each property: one for gas safety, one for smoke alarms, and one for electrical systems. Each report is designed to give you a clear overview of the property's safety and compliance status. Any defects, hazards, or non-compliant items identified during the inspection are clearly listed in the relevant report. Alongside the findings, we also include rectification quotes where applicable, giving landlords and property managers everything they need to take action quickly.
What does a compliance check include?
A compliance check is a thorough inspection of your rental property to ensure it meets all current safety and legislative requirements. Each service has its own detailed checklist:
• Smoke Alarms: Full testing, cleaning, battery replacement if needed, and compliance assessment to ensure alarms are fully operational.
• Gas: Carbon monoxide tests, appliance inspection, pipe checks, and a compliance certificate.
• Electrical: RCD and wiring inspection, switchboard checks, pre-approved minor repairs, and a compliance certificate.
All checks result in same-day digital reports and compliance certificates.
Do you offer additional services?
Yes, in addition to our core compliance services, we offer a range of additional electrical and gas services performed by our team of fully licensed electricians and plumbers. These cover everything from minor repairs to new installations and upgrades, ensuring your property is safe, functional, and compliant. Examples include power point installations, switchboard upgrades, safety switch replacements, lighting installations, gas appliance installations, and more.
What regions do you service?
We currently provide our services across the Metro Melbourne region, covering a wide range of suburbs and residential areas. By focusing specifically on this region, we can ensure prompt, reliable, and consistent service to all our clients — whether landlords, property managers, or tenants. Our dedicated local presence allows us to schedule inspections efficiently and respond quickly to urgent requests.
2Regulations & Standards
How do you stay up-to-date with regulations?
We take regulatory compliance very seriously. Our technicians undergo continuous professional training and participate in regular workshops to maintain their knowledge and skills. In addition, we closely monitor updates from key regulatory bodies such as Energy Safe Victoria (ESV), the Victorian Building Authority (VBA), and other relevant industry authorities. This proactive approach allows us to quickly adapt to changes in legislation, safety requirements, and best practice guidelines.
What qualifications do your technicians hold?
All of our technicians are fully licensed and highly qualified professionals. Our electricians hold A-grade licences, while our plumbers are fully licensed to carry out all gas and plumbing work in compliance with Australian regulations. Each technician undergoes regular training and continuing education to stay current with changes in safety regulations, compliance requirements, and industry best practices.
How do you ensure compliance with regulations?
Our commitment to safety and regulatory compliance is our highest priority. We ensure every service we provide fully adheres to all relevant Australian Standards — including AS 5601 for gas installations, AS 3019 for electrical inspections, and AS 3786 for smoke alarms. Our licensed technicians are extensively trained on these standards, ensuring every check, repair, and installation meets the required benchmarks for quality and safety.
3During & After Inspections
Do tenants need to be home during an inspection?
Tenants are not required to be present during the scheduled inspection, provided that access to the property has been properly arranged in advance with the property manager or landlord. Our licensed technicians are fully equipped and trained to conduct the inspection safely, professionally, and with minimal disruption, even in the tenant's absence. Upon completion, you will receive a detailed digital report that includes photos, findings, and any recommendations. If the tenant does prefer to be present, simply let us know when confirming the appointment and we'll be happy to accommodate.
What happens if an issue is found during an inspection?
If an issue is identified during an inspection, we take immediate action depending on the severity. Serious or high-risk issues — such as a confirmed gas leak, dangerous electrical fault, or a completely non-functional smoke alarm — are reported immediately to the property manager or landlord, and urgent rectification is arranged to ensure tenant safety.
For non-urgent or routine faults, the details are carefully documented in the compliance report, along with a clear description of the issue, its potential impact, recommendations for repair, and a rectification quote so you can decide how to proceed.
4Pricing & Bookings
How much do your inspections cost?
Our pricing is straightforward and transparent:
• Smoke Alarm Check — $89 + GST
• Electrical Check — $200 + GST
• Gas Check — $220 + GST
• Rental Minimum Standards Check — $149 + GST
• Bundle (Smoke, Gas & Electrical together) — $399 + GST
The bundle is the best value option if you need all three core compliance checks. All inspections include a same-day digital report and compliance certificate.
How do I book an inspection?
You can book an inspection directly through our online booking form on the website, via our customer portal (for property managers), or by calling us on 1300 793 217. We offer flexible scheduling to minimise disruption for landlords, property managers, and tenants.
Can property managers book on behalf of landlords?
Absolutely. We work closely with property managers and real estate agencies across Melbourne. Our customer portal is specifically designed for agents — you can book jobs, track inspection status, view upcoming compliance reminders, accept repair quotes, and download certificates, all from one dashboard.
5Reports & Certificates
When will I receive my compliance report?
We provide same-day reports. Once the inspection is complete, your compliance certificate and full inspection report are delivered digitally on the same day — no waiting around. Property managers can access all reports directly through the customer portal.
What is included in the compliance certificate?
Each compliance certificate confirms that the relevant safety check (smoke alarm, gas, or electrical) has been carried out in accordance with Australian Standards and Victorian rental regulations. It includes the date of inspection, the property address, findings, and the technician's licence details. Where issues were identified and rectified, the certificate reflects the resolved status.
